Felt I should save a bad review until I moved out, but I wouldn't want another tenant to go into a lease without reading my experiences with CLS.
-I called and asked them to pay for an exterminator, but instead, they sent the maintenance guy to come and put down more traps, several of which were found to not even be baited.
TL;DR for anyone just glancing: management gave us 15 minutes warning before showing apartment, maintenance is unable to fix many ongoing issues.
***I'm genuinely worried that this negative review will affect how we are treated when it comes to getting our security deposit back, but I will review that process after it occurs.***
-CLS has a reputation among students that I only learned of after signing the lease, so here's a warning. Everyone I've spoken to about CLS has had issues with the company taking advantage of students who don't know their rights as a tenant.
Decent landlords and lower quality housing in some places.
I have had three management companies in my twenty years as a homeowner and CLS has proven to be the best. Excellent communication is my number one priority and they respond to all my questions in a very satisfactory way. They try hard to keep my properties rented with financially able people and I am happy to give them a AAA recommendation.
-My biggest concern is their breach of tenant rights while arranging for our apartment to be shown. They tried to leave a message with my roommate 15 minutes before someone was shown the apartment. I never received a phone call, despite being told I was contacted. Regardless of whether or not they made a "good faith effort" to contact the tenants, had we both gotten phone calls, calling 15 minutes before a showing can in no way be argued as "reasonable notice."
We haven't even moved into our new house yet, so I would like to revisit in six months time. The staff have been great from the start to signing the lease. For this, I'd totally recommend them to someone.
-Secondly, the maintenance crew is terrible. We moved in to find that there was a pre-existing mouse infestation, evidenced by finding nearly 10 old gluetraps around the apartment, as well as mouse droppings and mouse holes all around the apartment. It's clear that they were aware of this problem, and rather than actually fixing the problem, they just threw more gluetraps at it.
Hopefully this review serves as a precautionary tale to anyone looking to lease with them, especially the lower rent properties.
